There's no flat price for water damage, because every job depends on how much water, what kind, and how long it sat. But published cost guides give a useful starting point. The figures below are national ranges from those guides, not quotes from St. Cloud companies. A local restoration company will give you a real estimate after seeing the damage.

The short answer

National cost guides put the average water damage restoration job at roughly $3,250 to $3,300. Most jobs land somewhere between about $1,300 and $5,400. Small clean-water jobs can be a few hundred dollars, and major flooding that needs walls and floors rebuilt can run into the tens of thousands.

Cost by type of water

Restoration companies sort water into three categories. Dirtier water means more protective gear, more materials that can't be saved, and more sanitizing.

Type of waterExampleTypical cost per sq ft
Clean water (Category 1)Burst supply line, overflowing sink$3.30 to $4.10
Gray water (Category 2)Washing machine or dishwasher discharge$4.10 to $7.00
Black water (Category 3)Sewer backup, outside floodwaterAbout $7.00 to $7.50 and up

Cost by cause

SituationTypical range
Burst pipe, repair plus water damage$1,000 to $4,000
Extracting about an inch of clean water from a basement$500 to $1,500
Mold remediationAbout $1,400 to $3,300
Severe flooding (Class 4, saturated structure)$20,000 to $90,000

What makes a job cost more

  • Time. Water left overnight wicks into drywall, pad and framing, and mold can start within 24 to 48 hours.
  • Contamination. Sewage or floodwater means removing materials instead of drying them.
  • Finished basements. Carpet, pad, drywall and trim add up fast compared to bare concrete.
  • Hidden water. Water inside walls or under flooring needs moisture mapping and longer drying.
  • Rebuild. Many quotes cover extraction and drying only. Replacing drywall, flooring and trim is often a separate estimate.

Will insurance pay for it?

Often, if the water came from something sudden inside the house, like a burst pipe or a failed water heater. Sewer backup and sump pump overflow usually need an add-on endorsement in Minnesota, and outside flooding needs separate flood insurance. Our insurance guide walks through it.

The fastest way to keep the bill down is to get water out and drying equipment running the same day. Call and we'll connect you with a local company that can come out and give you a real estimate.

Questions

How much does water damage restoration cost on average?

National cost guides put the average job at roughly $3,250 to $3,300, with most jobs between about $1,300 and $5,400. Your actual cost depends on how much water, what kind, and how long it sat.

Is it cheaper to dry it out myself?

For a small clean spill on concrete, possibly. Once water reaches drywall, carpet pad or framing, DIY drying often misses hidden moisture, and mold remediation can cost more than the original cleanup.

The sooner the water's out, the smaller the repair.
